Kestral holds Ontario as structured layers — parcel geometry, ownership, zoning and official-plan designation, servicing, grid capacity, application and permit history, transaction records — and queries all of it together.
The work it does isn't new. Analysts have always done it: narrow a jurisdiction to a shortlist, then check the shortlist against real constraints. What's new is the scale and the clock. A search that takes a team months takes Kestral a pass.

Specifications
What you actually ask for
The spec is yours, and it can be as hard as your project really is. A few in the shape of ones we run:
20+ contiguous acres, industrial or convertible, 15 MW available at the substation, three-phase to the lot line, inside 90 minutes of a 400-series highway
Assembly potential on a designated corridor, four storeys as-of-right, fragmented ownership, no heritage designation
Serviced, level, outside the regulated floodplain, held more than fifteen years by a non-corporate owner
Kestral doesn't care which vertical the spec comes from. Data centre, warehouse, storage, generation, subdivision, self-storage, aggregate — the constraints differ, the search doesn't.

Who this is for
You need a site
Developers, operators, funds, industrial users. You know your build. You don't know where it goes — and listings only show you what someone has already decided to sell.
Most of what fits you isn't on the market. We find it, test it against your constraints before you spend a dollar on diligence, and open the conversation with the owner.
You own one
You may be holding something worth more than the use it's under. Designations change. Corridors get drawn. Grid capacity shows up at one substation and not the next one over.
We'll tell you what your parcel looks like from the demand side — what it qualifies for, who is searching for it, and what that's worth. If there's a buyer, we bring them.
Limits
What the engine doesn't do
Kestral narrows. It doesn't decide. Every shortlist gets walked, checked against the source records, and pressure-tested by a person before it reaches you — because data is stale, municipal files disagree with each other, and no query knows whether an owner is ready to sell.
The engine is for reach. The judgment is still mine.

Who runs it
SignalStay is operated by Sam Marrello. Kestral is mine — I built it because the work it does was being done by hand, slowly, one municipality at a time, by people who could only ever look at a fraction of the map.
I'm from eastern Ontario and I'd rather work here. The engine has no opinion about geography; I have a mild one. If what fits your spec sits somewhere else in the province, that's fine — we'll go there.
